Replacing Counters Without Remodeling the Kitchen

Kitchen countertop replacement changes the look and feel of a kitchen while leaving the cabinets, floor and layout alone. When the base boxes are sturdy and you like where everything sits, the new surface simply goes on top of what is there. That keeps the job shorter, keeps the cost down and, in a condo or co-op, often keeps it inside what the building treats as a minor alteration.

Checking the cabinets first

Before we quote, we look inside and under the base cabinets. We look for a swollen sink base, bowed shelves, face frames pulling loose and boxes that are out of level. Stone is unforgiving: a counter set on an uneven base can crack at a seam or a sink cutout. Minor leveling and shimming is part of the job. If a cabinet box is rotted or failing, we tell you before you commit to new counters, because replacing that cabinet later means pulling the stone back off.

Getting the old tops out

Removal depends on what is there. Laminate usually comes off in a few pieces. Tile on a plywood base takes longer and is dusty. Existing stone is lifted or sawn into manageable pieces and carried down, which is real work in a walk-up. Angi prices tear-out at $5-$15 a square foot, heavier stone costing most, and Fixr gives $50-$300 for a typical job. Tear-out and haul-away get a separate line on our quote.

The days without a sink

The gap between tear-out and install is what most people worry about. Our approach is to template on the existing tops when possible, or right after removal, and to plan the install date before the old counters come out. With careful scheduling, many kitchens are without a working sink for only a short window. We give you the expected timeline in writing before anything is removed.

Sink, faucet and cooktop

Replacing counters usually means disconnecting and reconnecting the sink, faucet, dishwasher and cooktop. Under New Jersey's ordinary maintenance rules, replacing a faucet, or a fixture with a similar one where the piping arrangement does not change, can be done without a permit. Moving the sink, adding a gas line or rewiring for an induction cooktop is a different matter and needs a permit and licensed trades. We spell out on the quote which parts are simple reconnections and which parts need a licensed plumber or electrician.

Backsplash decisions

When counters come off, the bottom row of tile backsplash often cracks or ends up at the wrong height. Decide in advance whether you are keeping the old backsplash, adding a short stone splash or retiling. If the backsplash is coming off anyway, doing it in the same project avoids a second round of disruption.

How It Works

1. Inspect and measure

We check the cabinets, plumbing and access and measure the existing tops.

2. Schedule the swap

Tear-out and install dates are set together so the sink is down as briefly as possible.

3. Remove and template

Old tops come out, cabinets are leveled and the final template is taken.

4. Install and reconnect

New counters go in and the sink, faucet and appliances are reconnected.

Kitchen Countertop Replacement Questions

Will my existing cabinets hold new stone?

In most cases, provided the boxes are solid and true. Water damage and sagging are the first things we look for. Cabinets that are failing should be fixed or replaced first, since stone must come off to do it later.

How many days will the sink be out of service?

It depends on scheduling and the material, but we plan the removal and install dates together so the gap is as short as we can make it. You get the expected timeline in writing before work starts.

Is a city permit needed to swap kitchen counters in NJ?

Replacing non-structural items and swapping fixtures without changing the piping is ordinary maintenance under N.J.A.C. 5:23-2.7. Moving plumbing, adding gas lines or new wiring needs a permit. Your condo board may also have its own approval process, so confirm both before starting.

Is removal of the old countertops included?

Only if it is on the quote. We break tear-out and disposal out separately. Fixr's typical figure is $50-$300 per job and Angi's is $5-$15 a square foot, stone being the costliest.
